Polices at Dogwood Mountain House

Welcome to our Policies page. Here, you will find essential information regarding reservations, cancellations, check-in/out procedures, and other guidelines. We aim to provide a seamless and pleasant experience during your stay at Dogwood Mountain House. If you have any questions, feel free to contact us at your convenience.

We are designed for couples with small children/teens as there are no sleeping accommodations for extra guests. Rates are based on up to 2 adults, and up to 2 children. Prices are subject to change.


Dogwood Mountain House runs on a spring water fed well. Excessive water use in short periods of time could result in limited water flow as the system takes time to refill. Please stagger heavy water use to maintain the ability to keep with with demand. A Zero Water Pitcher and a fresh bottled water cooler is provided to guests as well.



Please note... A 50% deposit is processed at time reservation is made and is applied to balance. The full amount of each reservation will be processed 7 days prior to arrival.


Check-in is anytime after 3:00 p.m. . Late arrivals are fine, just let us know. Check-out no later than 11:00 a.m. due to prompt cleaning staff arrival.


Only registered guests are permitted.


Please remember that Dogwood Mountain House is located in the mountains. We do provide the house with pest services, but occassionally there are various bugs that may appear. Please let our staff know if excessive. Also, spotty internet coverage will happen it is guaranteed! There are board games and DVD players provided to help alleviate these times. We do have pretty good success with our provider T-Mobile.



We offer a smoke free environment. Receptacles are provided on porches and proper disposal is appreciated.



Cancellations MUST be in the form of e-mail.


Guests canceling within 14 days of arrival will be charged one half of the intended stay or one night, whichever is greater. Cancellations made within 7 days of arrival will be responsible for the full amount of the intended stay.



We try to keep all of our properties in good working order. However, as with anything that is mechanical, failures do sometimes occur. Refunds will not be issued for early departure due to malfunctions in equipment (i.e. whirlpool baths, excessive water use, televisions, VCRs, etc.) weather or road conditions. 


Dogwood Mountain House will not be held liable for damage, loss or injury of guest or their property during their stay.


Last but not least we ask that you leave the cabin as you found it. Soiled linens should be placed in the bathroom laundry hamper, and dishes MUST be washed and put away as they were found. If disregarded, a $50 additional cleaning fee will apply.
